Transfer tax (ITP) and stamp duty (AJD) in Canary Islands
Canary Islands taxes the transfer of immovable property at 6,5 %, around the middle of the Spanish range. It falls on the declared value, and the return is filed in the period that follows the signature. One rate covers the whole price in Canary Islands: there is no progressive scale to work through. A reduced rate exists for a habitual residence within a value ceiling, and nobody applies it for you.
The rates, and where each one comes from
| What it applies to | Rate | Legal basis |
|---|---|---|
| Transfer of immovable property | 6,5 % | art. 31 TR aprobado por D.Leg. 1/2009 (redacción DF Undécima.Diecinueve Ley 9/2025) |
| Habitual residence within the ceiling | 5 % | art. 31 TR aprobado por D.Leg. 1/2009 (redacción DF Undécima.Diecinueve Ley 9/2025) |
| Stamp duty on notarial documents | 0,75 % | art. 36 TR aprobado por D.Leg. 1/2009 (redacción DF tercera.Cinco Ley 11/2015) |
| Stamp duty, habitual residence | 0,4 % | art. 37.1 TR aprobado por D.Leg. 1/2009 (redacción art. primero.II.9 Ley 4/2018) |
What that costs
| Declared value | Transfer tax due |
|---|---|
| 180.000 € | 11.700 € |
| 450.000 € | 29.250 € |
| 900.000 € | 58.500 € |

Stamp duty is not added on top
Stamp duty appears on a purchase in one case only: a new-build from a developer carries VAT instead of transfer tax, and the deed is then stamped at 0,75 %.
The comparison that matters
Ranked by transfer-tax rate, it comes second lowest among the regions covered here.
Line the regions up by stamp-duty rate and this one is the second lowest.
The reduced rates, and who actually qualifies
A dwelling bought as the buyer's habitual residence is taxed at 5 % when its declared value does not exceed 200.000 €. It is all-or-nothing: a declared value one euro over the ceiling is taxed at the general rate on the whole amount, not just on the excess. This territory publishes no separate rate for young buyers in the source used here, so none is shown.
